Aedifice is dedicating significant resources to support the rich native ecosystems by providing a sanctuary for a wide spectrum of flora and fauna.
At the heart of Kohe, a mindfully restored wetland and the protected forest form the ecological backbone of the neighbourhood. Streams and wetlands are being carefully replanted with kohekohe, tōtara and kahikatea, echoing the existing forest fragments and strengthening the habitat for native species. The stream channel has been reshaped to reflect its natural flow, with pools and layered planting creating a diverse environment where aquatic and bird life can thrive.
Approximately one hectare of native forest has been covenanted to protect ancient trees, some up to 700 years old, ensuring their preservation for future generations. Naturally occurring saplings are being nurtured and carefully relocated for propagation, before returning to Kohe to continue the cycle of regeneration within the community.
Sustainability

Sustainability at Kohe is embedded into the infrastructure of the development, not treated as an afterthought.
Stormwater is managed on site through expansive communal wetlands designed to treat runoff from roads and private accessways before it reaches natural waterways. These wetlands act as living filtration systems, supporting the hydrological cycle while improving overall water quality.
Each future home will incorporate rainwater reuse tanks in accordance with Auckland’s SMAF regulations, reducing pressure on municipal systems. The landform itself has been carefully shaped as a fully pervious 3D terrain to accommodate significant rainfall events and mitigate flood risk for both Kohe and the surrounding area. Extensive riparian planting stabilises stream banks, reduces erosion and filters pollutants, while stream rehabilitation works reintroduce natural meanders and varied flow patterns to support aquatic ecosystems. Together, these measures ensure Kohe functions as a resilient, environmentally responsible community.
